Your Solicitor will usually offer full conveyancing services plus a wide range of other legal services to deal with any complex issues that arise during your transaction.
For example, it is not unusual for an agreed sale price to change because it did not take into account fixtures or fittings. These are the items which all too often the Buyer believes were included in the price and the Seller believes were not included. Clarification of these details by your Solicitor will prevent delays and ensure that both parties are in agreement.
When you are buying a property a number of other very important enquiries will be made by your Solicitor. One of these will be the local authority search. This asks the authority about things such as road access, plans for future road schemes, planning permissions and a host of other questions. This is done in order to protect your interests. Nothing could be worse than to move into your dream home only to find that there was an adverse development being built nearby in six months time.
When you are selling a property, your Solicitor has the responsibility for certain things such as checking the title of your property, drawing up the contract for sale and ensuring that any existing lending against the property is redeemed on completion.
