All too often when you view a property you see it as it is, not as it could be. There are very few purchasers who buy the home of their dreams and do not want to change anything. After viewing a property, list all the positive and negative points and your feelings about it. Then in your own time sit down and work out how much it will cost you to alter the property to your own tastes and requirements.
If you do spot faults, you shouldn’t necessarily be put off buying, but you should at least get a professional opinion and use this when negotiating the price. In our many years in the estate agency business we have seen many property transformations which have taken a sad and dilapidated property and turned it into a home anyone would be proud of. Always see the future, not the present.
Besides looking around the property, try to spend some time getting to know the general area, ideally at different times of the day. Get to know the local facilities, including shops and transportation, and check the commute time to your place of work.
